As you might imagine, I meet with a lot of people thinking about selling their home. I find that more than a few homeowners have a somewhat cynical view of Realtors – there’s a shocker!

“You’re all the same“,

“My last realtor disappeared after I gave her the listing“,

”..all you do is put it on MLS“

….are just a few that make me cringe.

The thing is, they got that impression because they did not get the service they deserved at some point. They are drawing from their, or someone else’s experience.

Lets face it, with any profession there is often a wide disparity when it comes to competence, communication and work ethic. When I hear a potential client say all agents are the same, it makes me sad.

I try to explain that the process of getting their home sold is definitely going to have twists and turns. At any critical point, they should expect me to help them make the very best decisions in their specific situation. The same as they would expect from their doctor, lawyer or accountant.

In real estate, suggesting the right price range to start is very important and requires a strong agent to inform his client.

Other times it’s reading the words and emotions of a buyer (and their agent!) to extract the highest offer.

Inspection reports are fraught with danger, not only for repairs and concessions, but can sometimes be lethal to a deal if not handled correctly.

It can also be something as simple as knowledgeable advice before you even start working together.

There are exceptions, but usually it’s best not to undertake big improvements with the expectation you’ll get more back than you spend. I like to discuss spending many fewer dollars that return multiples of their cost at closing.

These include:

Power washing walkways, decks, driveways and sometimes the whole house

Deep cleaning the interior

Steam clean the carpets

Painting touchups

A good realtor should have great contacts for these service providers- and others- that do great work at very fair prices. I know I do.

To sum up, I am genuinely sorry if you or someone you care about had a bad Realtor experience. I can’t fix that, but I can make sure that when you work with me, you will get an Agent that has a singular purpose – your real estate success and satisfaction.
